Cornerstone is a not-for-profit organisation, which means that not only can we offer professional property management at competitive rates but the proceeds of our service go directly towards funding affordable housing initiatives.

Cornerstone is able to offer exclusive tax benefits for owners who wish to further support the provision of affordable housing through the following incentives.

When owners sell an investment property that is rented at below market value, owners may be eligible to reduce their capital gains tax by up to 10% more than the 50% discount. This may increase the maximum capital gains discount percentage on their sale from 50% to 60%.

This is achieved when owners rent their properties out for a three-year period at 80% market rent. The three-year period can be continuous or an aggregation over a longer period.

The affordable community housing land tax exemption pilot provides eligible property owners with ex gratia relief, equivalent to a land tax exemption for the property they rent.

This is achieved when owners rent their properties out at less than 75% during the financial year. Tenant eligibility conditions apply.
